Custom Home Building in Wichita, Kansas

RJ Castle Homes designs and builds custom homes across the Wichita metro — from the first conversation about your lot and budget through the walkthrough on the day you get the keys.

What custom actually means here

A house built from your list, not from ours

Plenty of builders use the word “custom” to mean you picked one of four elevations and chose a countertop. RJ Castle Homes exists specifically because that gap frustrated its founder. Bob Armstrong spent years on Wichita building sites as a residential plumber, listening to homeowners describe the house they actually wanted — and watching the industry hand them something close but not quite.

He started RJ Castle Homes to build the other way around: dedicated, in the company’s own words, to building houses that potential homeowners were looking for and not just what homebuilders were putting on the market. That is still the stated mission — to build an affordable, quality and innovative house that becomes your home by listening to what you need.

In practice that means the layout, the room proportions, the ceiling treatments and the finishes get decided in conversation with you, and the person on the other end of that conversation has the authority to say yes.

Construction is overseen by John Armstrong, a licensed general contractor, working with contractor Thane Nelson, who has 33 years in the building industry.

Where we build

Wichita and the surrounding Sedgwick County area, including our own communities at Casa Bella and Emerald Bay Estates. If your lot is elsewhere in the metro, call and ask — whether we can take it depends on the lot and the current build schedule.

The process

How a custom home with RJ Castle Homes goes

Six stages, in order. No stage starts before the one before it is genuinely settled — that is what keeps a custom build from turning into a series of expensive surprises.

  1. 01

    The first conversation

Call (316) 768-6059 or email John directly. This first conversation is about the practical constraints: do you already own a lot, or are you looking at one of our communities? What is your budget band? What are the two or three things the house absolutely has to do for your family? Nothing is designed yet — we are working out whether the project makes sense and what it realistically costs.

  2. 02

    Lot and plan

Every custom home is shaped by the ground it sits on. Setbacks, slope, orientation, utilities and any HOA requirements all narrow what is possible before a single line is drawn. If you are building in Casa Bella or Emerald Bay Estates, we already know those lots. If you brought your own, we walk it with you.

  3. 03

    Design and selections

This is where a custom home stops being a floor plan and becomes yours. Layout, room sizes, ceiling treatments, kitchen configuration, primary suite, garage bays, and the finish selections that decide how the house actually feels — cabinetry, flooring, tile, lighting, fixtures.

  4. 04

    A firm quote

With the plan and selections settled, you get a real number rather than a range. We would rather have the harder conversation about scope early than have you find out mid-build that the budget was optimistic.

  5. 05

    Construction

Licensed general contractor John Armstrong oversees the build, working with the subcontractor base RJ Castle has used across decades of Wichita projects. You are talking to the same family throughout — the person who answers your call is the person who can answer your question.

  6. 06

    Walkthrough and move-in

A final walkthrough before you take the keys, so anything that needs attention gets identified and addressed while the house is still ours to fix.
